Flat owners’ responsibilitiesAs a flat owner subletting your flat, you must ensure that:
- The flat is sublet to eligible subtenants only
- The number of subtenants does not exceed the maximum number allowed
- Your subtenants do not further sublet the flat to others, create nuisance or misuse the flat
- Your subtenants are legally residing in Singapore
- Your subtenants comply with all the covenants in the lease and the provisions of the Housing & Development Act. You are responsible for all infringements (if any) committed by them
按这个说法,subtenant不能将整套再出租,但是出租房间没说不可以

我以前也和朋友合租过一套房,当时是一个人以个人名义和房东签的约。房东的要求(通过中介传达)是只要这个人还住在里面,其他人只要合法居住他不限制。签约时住几个人,总人数只能少不能多,但签约人以外的人变动,只要通知她即可,不用重新签合约。
