根据建屋局的条例,组屋屋主是不允许把房间做短期出租,如被发现可被罚款、组屋甚至可被充公没收。你知道短期(少于6个月)出租房间是违规的吗?
"HDB takes a stern view against the infringement of housing regulations. HDB and the other authorities are prepared to take firm action against the flat owners and the individuals involved who contravene such rules."
Eligiblity Conditions : Subtenants
Citizenship
Subtenants must be :
a. Singapore citizens; or
b. Singapore permanent residents; or
c. Non-citizens legally residing in Singapore who are holders of Employment Passes, S Passes, Work Permits*, Student Passes, Dependant Passes, Professional Visit Passes or Long-Term Social Visit Passes. These passes must have a validity period of at least 6 months as at the date of subletting application.
*Construction workers who are Work Permit holders should be Malaysians.
Enforcement Action By HDB
HDB carries out targeted investigations on suspected cases of unauthorised subletting. If the infringement of unauthorised subletting is established, action will be taken against the flat owners concerned. In 2011, HDB took action against 56 flat owners who committed the infringement. The action includes imposition of a penalty and repossession of flats.
Under the Hotels Act (Chapter 127), section 7(1) states, "No person shall keep or manage any premises for the purposes of a hotel unless he is the holder of a valid licence granted in respect of the premises in accordance with the provisions of this Act."
Moreover, Section 16(7) declares that, "Any person guilty of the offence shall be liable on conviction to a fine not exceeding S$2,000 and, in the case of a second or subsequent offence, to such fine or to imprisonment for a term not exceeding 6 months or to both."
