现在到ADMIRATY MRT12分钟的房子都要1。5的溢价,LZ说是不是有点多呢?

Thanks a lot for your suggestion! <p></p></font></span></p><p></p><p></p><p></p></font></div><p>when PRs buy 3 rm non-upgraded flat, the risk is very high as the government had mention in 2014 all hdb in singapore will be lift-landed, [LUP], so if this flat is not in the MUP, chances is it will be in LUP, if u intend to stay for long-termand have the plan to apply SC,&nbsp;the price&nbsp;look ok to me , since u mention , good renovation and only 5 min away from MRT.</p>

Since the lift is special one which is inside the HDB. So the worker just can make a hole on the wall but not construct a new one outside the HDB, so the agent told me that the upgrade fee will be a bit lower. About 13K for PR. Currently I do not have the plan to apply SC. So I wonder whether it is a good deal in the current crazy market. Any comments? Thanks a lot!</font></p>

I am afraid the valuation will drop to 150k at that time just like a few years ago. So I will lose money when sell it. So I am in the dilemma of whether rent now or buy when the market cool down. Thank you! </font></p></div><p>if u have the intention to stay for more than 5 year, it will be wise to buy, 1.2k rental X 12 X 5 =72K. if the price stay where u have bought . u are making 72k. do u think the price will drop more than 72k in 5 year?</p><p>i did not mention other thing , like property tax, C&amp;S fee, agent fee, move hse and other , as u may also be able to rent our one room to make some pocket money if u don't mind to stay with other.</p><p>when come to lift-upgrading, a lot of PRs may not want to buy, 1, the upgrading fee, the noise and dust, alot of constrcution worker walking around , may sound in-security, can use this point&nbsp;to press a few k down, say 20k. [15k-18k will be a good start]</p><p>good luck</p><p>btw, after the lift upgrading the valuation should be higher.[em07]</p>

请问楼主,靠近admiraty(5分钟)的4房101平方,10楼,估价245K,溢价35K,是否太贵了?
