【房屋】1ST APPIONTMENT要等八周是成交多了还是中介搞鬼啊?

大家有没有1ST APPIONTMENT要等八周的,HDB的信说AGENT BOOK的时间是八周后。

因为有些小问题,中介出尔反尔,弄的不大愉快,虽然他们也道歉了。怕他们有意BOOK后一点的时间,因为他们知道我们是租房子。

另外,还看到一个CONVERYANCING FEE,是什么意思啊,从来没人提过,大约要多少呢?

信上写加上STAMP TAX,大约是3%,有这么高吗?

现在,8周是很正常的。
你买的房子是多少啊钱啊。
好像头180K是1%,第二个180K是2%,超过360K的是3%。

头18万,是每100元交1元,第二个18万,每100元交2元,36万以上的部分就是每100元交3元。

8周很正常,现在至少要等2个月。已经排到9月初了。

Conveyancing Fee for sale of flat by Board is based on selling price of the flat.
Conveyancing Fee for acting for buyer in the mortgage is based on the mortgage loan of the flat. First $30,000/-  90 cts per $1,000
Next $30,000/-  72 cts per $1,000
Subsequent amount Above $60,000/-  60 cts per $1,000

The minimum conveyancing fee chargeable is $20/-

* Conveyancing Fee is subject to GST.

First $30,000 - 13.50 cts per $100/- or part thereof
Next $30,000 - 10.80 cts per $100/- or part thereof
Thereafter - 9 cts per $100/- or part thereof
Subject to a minimum fee of $20/-

B) For Mortgage (Based on Loan Amount)
First $30,000 – 13.50 cts per $100/- or part thereof
Next $30,000 – 10.80 cts per $100/- or part thereof
Thereafter - 9 cts per $100/- or part thereof
Subject to a minimum fee of $20/-
Note :
i) For a buyer taking an HDB loan and HDB represents the buyer in the mortgage of the flat to HDB, HDB shall charge full scale as the HDB’s solicitor subject to a minimum fee of $20/- for 1- and 2-room flats and $40/- for other types of flats. In addition, HDB shall also charge one half of the scale as the mortgagor’s solicitor subject to a minimum fee of $20/- for all flat type.

ii) For a buyer taking a Bank loan and HDB represents the buyer in the mortgage of the flat to the Bank, HDB shall charge one half of the scale as the mortgagor’s solicitor (based on the loan amount from the Bank)

另外,我们是要看ACTING,还是 NOT ACTING的费用呢?多谢啦

8周是正常时间.时间上HDB都有规定的.
这些费用都是官方定的,没有什么好怀疑的.

和中介有关的是中介费.
如果他有介绍你律师等等的,本人估计可能还会有介绍费,当然这个钱是不需要你出的.
中介其实想快点交易,这样他可以早点拿钱.压下你的合同对他也没有好处.

楼主在买房之前就应该打听清楚具体有哪些费用啊~~~~

其实已经打听了,不过中介讲的不清楚而已,也问了朋友。不过朋友是有有米的主,所以也没说清楚。呵呵,自己到现在才来找资料,惭愧啊……
