已经付了1000块钱定金,要开始研究银行了。大家有没有也是最近买房子的?一起分享一下利率配套,方便大家(其实也包括我自己)比较价格,我先来:
2011.3.14:
May Bank:
The rates for Variable Rates Promotional Package for HDB are
year 1 - 0.80% (SRFR less 2.95%)
year 2 - 1.68% (SRFR less 2.07%)
year 3 - 2.28% (SRFR less 1.47%)
year 4 & beyond - 2.60% (SRFR less 1.15%)
For 5 year fixed rates, the rates are
Year 1 - 0.88%(FIXED)
Year 2 - 2.00%(FIXED)
Year 3 - 2.25%(FIXED)
Year 4 - 2.50%(FIXED)
Year 5 - 2.50%(FIXED)
Year 6 & beyond - 3.25%(Variable, based on SRFR - 0.50%)
For 3 year fixed rate, the rates are as follows
Yr 1 0.88% (Fixed)
Yr 2 1.90% (Fixed)
Yr 3 2.30% (Fixed)
Yr 4 & above 3.25% (SRFR less 0.5%)
SIBOR:
Year 1 - 3 M SIBOR + 0.50% pa
Year 2 - 3 M SIBOR + 1.00% pa
Year 3 - 3 M SIBOR + 1.25% pa
All our above packages has a free fire insurance for the first year and also legal fee subsidy of 0.4% on the loan amount capped at $2500

隐性成本:
DBS/POSB:
re-finance要500新币; 3年之后改总还款时间要250新币;第一年之后每年必须买50新币的火险(对应4A HDB)
OCBC:
在OCBC内部做re-finance不需要额外的钱;第一年送火险,以后火险不是必须的
期待大家补充和我目前不确定的:
CIMB :?怎么联系?
City: banker 跟我讲必须要买火险,不过因为只是电话咨询,没有给具体价格,也没说清re-finance需不需要钱(含糊其辞的回答……)。但他提出了个好处就是以后从别的银行过来,可以给做re-finance的钱(对应DBS的就是500新币)
MayBank:online chat的banker说没有额外费用,不过总觉得不踏实,还没来得及电话咨询。
