[贷款] 各位帮看下UOB、DBS哪个贷款配套合适

PR刚签HDB的OTP,各位帮看下UOB、DBS哪个贷款配套合适,各位帮分析下,哪家银行哪个配套好点,在线等谢谢!
DBS 如下(但需要购买保险配套)
A.     Pricing Packages
Rates quoted are on per annum (p.a.) basis and are subject to change without prior notice.

3 years Fixed Rates  ( 3  years Lock In )
Y1
Fixed 1.99%
Y2
Fixed 1.99%
Y3
Fixed 1.99%
Y4 and thereafter
FHR18 + 1.80%
FHR18 is calculated based on the prevailing eighteen(18) months Singapore dollar fixed deposit interest rate of DBS Bank for amounts within S$1,000 to S$9,999 or such other sum as we may specify. The current FHR18 is 0.600% per annum.
Commitment Fee of 1.50% will be charged on amount prepaid within the lock in period of 3 years.

Y2
FHR18 + 1.20%

POSB HDB LOAN ( Cap at CPF OA Rates for 5 years ) ( No Lock in)

FHR18 is calculated based on the prevailing eighteen(18) months Singapore dollar fixed

UOB 如下 :
PACKAGE 1)

2 years Board Rate

Yr 1) 1.60%
Yr 2) 1.65%

<-------2yrs Lock-in. Able to do refinancing or repricing after 2 years without any redemption penalty.

(PACKAGE 2)
This package takes a moderate view. It has a short lock-in period of only 1 year.
Benefit of a Short 1 year lock-in period allow clients to take advantage of, and enjoy the current low rates BUT yet still have the flexibility to switch package after 1yr depending on market conditions.
- Client can switch to fixed rates if the global market interest rate increase, or clients can switch to another floating rate if the market rate drops further.
And the best part of this plan is that, even out of lock-in period, clients can continue to enjoy the cheap rate of 1.68% rate in year2. file:///C:\Users\User\AppData\Local\Temp\T}JQ}Q8CO6I8R%577CR]`RB.png

1 year Board Rate

Yr 1) 1.68%

(PACKAGE 3)
This is a hybrid between fixed + floating package for clients. It gives clients benefits of peace of mind to fixed their rate, but yet able to review the rate yearly and enjoy lower rates when rates declines.
Furthermore the lock-in period is only 1 year, client have the flexibility and freedom switch to other banks to enjoy good packages if other banks are having promotions. file:///C:\Users\User\AppData\Local\Temp\T}JQ}Q8CO6I8R%577CR]`RB.png


Yr1) 12mths sibor + 0.55%

-------------->1yr lock-in

Yr2) 12mths sibor + 0.65%
Yr3) 12mths sibor + 0.75%
Yr4) 12mths sibor + 1.25%

12M Sibor is currently at 1.43%

Once the 12M Sibor rate is set on the day the loan is disbursed, it is FIXED for 1year and cannot change.

1.43% + 0.55% = 1.98%

A borrower can extend the 12-month rates to subsequent years. As 12-month Sibor rates cover a longer period, they will be lower than the three-month level when interest rates are on an uptrend.

This is probably the lowest spread in the market now. No other bank is giving a spread of 0.55%.

(PACKAGE 4)
This is the most conservative package of all and has the highest interest rate.

Yr 2) 1.99% (Fixed)

These are probably the lowest rate in the market now.

不过我对uob的更喜欢,但是uob只有锁两年

锁2年,第3年利息高,到时更换配套+手继费$800也是划不来
朋友建议拿 DBS FHR18+1.48的,这个5年内不超过2.5%

更换配套还要手续费啊???没人跟我说这个......

你可以根据你的收入方式,水平,然后未来一段时间的打算,。。。决定。
如果你不闲麻烦,我可以见面帮你分析一下。我虽然做保险,但是我是banking and finace 毕业,同时我在读第二级的特许金融分析师。对这些还可以分析一下。
