Choa Chu Kang BTO Keat Hong Quad review Keat Hong Quad is located on the south-eastern tip of Choa Chu Kang town and contains only three blocks. This is a mini BTO with only 524 units in the shape of 4- and 5-room standard flats. It's built over the old sprawling campus of Keat Hong Camp, just like the other BTOs in the area - Keat Hong Axis and Keat Hong Pride. At first glance Keat Hong Quad looks pretty average, let's take a closer look, maybe we'll find something interesting.
Location
As we've mentioned, this BTO is to be built over the old army camp like the other two BTOs previously released. The good thing is, the location looks to be the best among the three. There's no noisy MRT tracks like for Keat Hong Axis and it's about 200m or so to Keat Hong LRT station.
Furthermore, there's a neighbourhood park directly to the south and the Keat Hong Shopping Centre and Market isn't too far away either. And there are also some shops and eateries north of the BTO, near Hong San Terrace. All in all, not too bad eh?
However, being so far south of the town centre and MRT means that there's a bit more travelling time, especially if you take the slow feeder buses. Not very convenient if you need to travel to the CBD for work.
Site Layout
Thanks to the squarish layout of the plot, the good news is all the units here generally face north-south. And that means no hot noon sun shining directly into the windows here. Being such a small development has its benefits too, Keat Hong Quad won't feel so crowded and it is likely that there will be enough parking space for all the residents here.
The bad news is that some units here will be facing the opposite block too closely, with about a 25m separation between you and your neighbour opposite. Best to avoid if you're the sort who treasures your privacy.
To the north lies the low-rise landed homes of Hong San Walk, so residents in this BTO facing this direction would get a very good unblocked view of about 100-150m.
To the south you will a neighbourhood park which will give you about 50m buffer to the upcoming school further down south. A bit to the south-east, you'll find another site reserved for high-rise developments. West of Keat Hong Quad is Keat Hong Axis while to the east is another site reserved for high-rise.
Best 5-room units
Wah! There are a lot of good 5-room units here with excellent unblocked views.
For south facing units, make sure you choose floors that go above the school to the south. For the north-facing ones, note that the road below will be quite busy in the future.
Obviously, you will do well to avoid pairs 17 and 19, 53 and 55 as they are way way too close to each other, unless you are the sort who likes attention.
Best 4-room units
Also a lot of good choice units here. Do note that the units facing the MSCP begin from the second floor onwards. Avoid low floor units there that face the MSCP. For one you'll have to deal with the kaypoh drivers who will surely peek into your flat, for another, the noise and the bright headlights will be very irritating.
The best units here would be the park facing ones of 05, 07, 09 and 11. It's a no brainer - residents get a view of the park and plenty of privacy. Get units that go above the school to maximise your view.
Prices
Whenever Singaporeans complain that HDB flats are expensive and out of reach, the Govt will always say, "No, HDB flats are still affordable, look at _______." That blank will then be filled in by the whole Keat Hong BTO series. There's no doubt that the Keat Hong BTOs are meant for those with a smaller budget and for those who prefer living in the western part of Singapore.
Comparing 4-room flats:
- Keat Hong Pride: $223,000 to $285,000
- Keat Hong Axis: $243,000 to $ 292,000
- Keat Hong Quad: $234,000 to $302,000
So there's not much difference in the price range.
Should I go for this?
Among the three BTOs in Keat Hong, this one looks like the best. The prices are good value too and the blocks are laid out in the sought-after north-south orientation. Keat Hong Quad is ideal for young couples who like to live in the north-west.
