先前本人就在微博上呼吁坡县刚需尽早买房,投资客亦需早早入场。今天金管局(MAS)终于痛下杀手,公布最新的限贷法令,即日起生效。
he maximum tenure of all new residential property loans will be capped at 35 years. In addition, loans exceeding 30 years tenure will face significantly tighter loan-to value (LTV) limits. This will apply to both private properties and HDB flats. The new rules will take effect from 6 October 2012.
人住宅贷款期限被限制在35年,之前为40年。贷款时限超过30年会受到更严厉的贷款价值比限制,适用于私宅及政府组屋,于2012年10月6日起生效。
In addition, MAS will lower the LTV ratio for new residential property loans to borrowers who are individuals, if:
the tenure exceeds 30 years; or
the loan period extends beyond the retirement age of 65 years.
另外,金管局会降低全新个人住宅贷款价值比率,若:
贷款时间长于30年,或
贷款时间超过退休年龄(65岁)
For these loans, the LTV limit will be:
40% for a borrower with one or more outstanding residential property loans; and
60% for a borrower with no outstanding residential property loan.
对于这些中标的朋友,贷款价值比率为:
私宅第一套房贷首付40%,第二套或以上房贷首付60%
MAS will also lower the LTV ratio for residential property loans to non-individual borrowers from 50% to 40%.
金管局同样降低了非个人的个人住宅的贷款价值比率,首付上升到60%。
对于这次调控的个人观点:房价还会涨,因为政府永远可以解禁政策来吸引购买力。限和购在一念之间,主要看期待力。
估计和上次ABSD一样,之前已经签了就不追究,这段时间是OTP高峰,大家看好吧,房价会再来一波报复性上涨。
知道为什么前两天报纸上会等QE3来了房价要上涨10%,其实不是QE3,是TMD这个政策!
