<p><font color="#ff0000" size="4">the initial renovation is very basic, cement floor, no widow grills, no cornices, no aircon, no wardrobe, kitchen cabinet, the basic item need to put up is abt 15k to 25k depend on the time and materials u have done.</font></p>

<p>购买二手组屋时,应该注意哪些问题?</p>
<p><font color="#ff0000" size="4">when looking at hdb, i perfer unblocks, lift level , corner unit, face away from road,[too much noise , not good for peaceful rest] abit of sun light [depend where it shine to, as it will brighten up the hse] ]it ok , interior renovation is not so important, as the seller taste may be different from mine.</font></p>
<p><font color="#ff0000" size="4">look for clients, the first thing , i will look at the front door , corridor, lift-lobby ,any new paint work, [sign of loan shark, as this is the most sticking issue], look at the family of the seller, like what they work as[blue or white collar] , how old is the son, rented the hse out b4[ rent out to local or foreigner], [as this is another sign of loan-shark target, some time the seller did not go to loan-shark, the son or tenant may go].</font></p>
<p><font color="#ff0000" size="4">look at water stain on the ceiling ,</font></p>
<p><font color="#ff0000" size="4">look at water pressure in the bathroom</font></p>
<p><font color="#ff0000" size="4">look at the immediate neighbour, [up, down, and beside,], if u happen have a heavy cooking down stair or beside neighbour , yr hse will fill with smell, a lot of kid on upstair , u will face with a lot noise, . </font></p>
<p><font color="#ff0000" size="4">and the felling of the hse is very important, some hse , once u step into the main door, u have a strange feeling , this type of hse , i will not buy or advise my client to buy. even it is cheap, but if my client insist of buying, i will try to squeeze the price down as much as i could.</font></p>
<p><font color="#ff0000" size="4">some hse , once u step inside , u just feel like stay and own it , i will tell my client to buy even it a few more k above the market, because next time u want to sell or to rent it out, it will be the same , a few k above the rest/much easier to rent it out.</font></p>

<p><font color="#ff0000" size="4">the hse owner take the deposit and don't want to sell , ask to return the deposit , he mention already spend. this type of case, i very scare,must have collect more than 3 deposit from three different family than the police will get involve, or not it will classified as civil suit, have to waste a lot of effort to take back the money , even u get court judgement , the owner can still don't pay, [any thing less than 10 k cannot make the seller bankrupt, only can seize his furnitures. other problem can be solve , even the seller die halfway, we can still do the paper work , just a bit longer </font>.</p>
