take bank loan 1 year
take grant will be 5 year irregardless hdb or bank loan

when u sell the hse , the 30k will return to the cpf account, this is a 'gift' from the government, please take note only the sc will get the money and not the pr (so the 30k will go to the sc cpf OAaccount, if both sc than 15k-15k)

when sell the hse, the 30k grant will be consider ' cpf ' money, so u have to pay the loan first , then cpf + interest, if still have remains , it will be cash for u.
selling price - loan - cpf+interest = ??? (+ve will be positive sale = cash ) if -ve will be negative sale , all cash money collected will have to return to cpf account.

every sc family cam apply 2 time from hdb(when u sell the first direct flat and apply for 2nd direct flat , u need to pay levy, if u buy resell flat after the 1st direct flat ,no levy require) , take hdb loan also 2 time(must fulfill the term and condition)
