请教一个问题。

<p>不知道可否在这里问这个问题。如有不妥,请见谅!<br/>我们目前租住在JTC的3房室组屋里。地点在braddell,大牌205,5min - 10min到地铁站。想请教版主知道这里的房子值得买吗?因为据我查这里的屋龄在30年以上了,估价大约在170k到180k。我们原本想找其他的屋子,可这两天问了才知道,JTC可以卖给租户他们已经在租住的房子。还有得知JTC要在HDB的估价后再一次估价,而且会比HDB的估价略高,听说按市场价。</p><p>还有就是这个屋子没什么装修,所以我们如果买了,要进行一些简单装修,不过由于我们已经入住,所以像刷墙等会不会影响?现在的墙有进行过粉刷,不过比较粗糙,有些地方凹凸不平,请问有什么办法可以填平吗?有人说如果在国内有些做法是要抠掉原来的涂层,然后再刷,还要磨,可我们家里有老人和孩子,所以担心会有很大的粉尘污染。曾经看到过说组屋的电线不能做成暗线,不知道是不是真的?<br/></p>

<p>楼主你好,我来新读书已经5年了,妈妈是申请陪读过来的,想要买2+1的公寓,但对价钱不是很了解,请问一下最便宜大概需要多少钱?地点?我们外国的可以申请银行贷款或分期付款吗?如果可以需要什么条件和手续吗?</p>

if u like the location, then just buy lor.

jtc will do their own internal valuation and sell how much they want to sell, but it will be more or less around the valuation plus minus 5k.

they will sell the hse as is it to u, than u will do yr own renovation.

现在的墙有进行过粉刷,不过比较粗糙,有些地方凹凸不平,请问有什么办法可以填平吗?

can, no problem at all, i think it take only around 3 day

曾经看到过说组屋的电线不能做成暗线,不知道是不是真的

yes, no hidden wiring is allow.

normally is around 350k(west- jurong, woodland)-420k (east-bedok, tampines, simei, pasir ris), u can get some thing reasonable already.

i think now the most important thing is to get a in-principle approval from the bank. ( to check how much the bank willing to lend it to u) before u go and hunt for house.

they will check with u :-

what is yr status is singapore ? SC , PR, employment pass , SP, or other. foreigner may only get up to 70% of the purchasing price as housing loan.

employment history?

how old are u?

if still study, maybe can get yr father name to buy , the best is get one banker to see all yr doucement.

u have already exercise OTP, even not happy also cannot do anything.

for 4 room flat in jurong west near mrt , valuation +3k is consider ok lah, not cheap not expensive also, as long as u are happy than should be alright. maybe now u should plan what renovation to do for the flat, instead of worry the price.

how to calculate the stamp duty? 1% of purchase price?

西晒= afternoon sun= facing west

stamp duty :-
for the first 180k = 1% of the purchase price
for the next 180k = 2% of the purchase price
thereafter 3% of the purchase price
in yr case will be 1800 + 1000 = $2800/-

Although this block has been upgraded, no block and quite close to the MRT, I am not sure whether the price is ok for such a 35 years old house, besides it is not very near the market........and do you know whether JTC will ask to pay by cash if their valuation price is above the HDB valuation price, or we&nbsp;may pay by CPF?</p><p>Appreciate for your kind help.</p>

in open market , there is only ONE valuation report, the JTC est. valuation is their internal assessment, as long as the asking/selling is above the Valuation, u have to pay by cash. the chance are the asking /selling is around the valuation or +- 5 k.

just express yr interest to the JTC officer, if the price is not in yr favour , just give it a pass.
