i only can tell u at present moment, the same location, same size, same type, 5 year = 250k, 10 year =235-245k and 20 year 225-235k, but if u ask me, the same house how much it can sell after 5 year, 10 year , 20 year , i cannot tell u, cause age is only a small factor , still have other factors, like government ruling, big envoirment , within singapore and overseas, etc

take jurong west 688-699 ( around 10 year , 100 sqm around MRT) now selling 255K-270K (4 year ago , when market no so good i help clients sell only around 229k-245k , but now the market is picking up although the age of property is older but due to the design[semi- balcony] near mrt, the price can compare to 5rm in lousy location in jurong west like blk 275-276) jurong west 664A-664D ( around 5 year , 90 sqm around MRT) now selling 235k-260k , how much can it sell in 10 year or 20 year ? i think if the big envoirnment did not change it will be around this price also, it cannot go far away from here. (lower maybe 205k higher maybe 300k) jurong west 663A-663D ( around 5 year , 90 sqm around MRT) now selling 230k-250k
in short , u buy cheap , u sell cheap, it all depend more on location. ( age of property only stand a small factor, due to the SERS program and the MUP) |
