Hi michael, one more question want to ask about the JTC policy to sell a house to its tenant, do you know roughly how long it will take for the transaction to be completed? Is it same as the normal re-sale transactions on the open market (3 months)?

if u loan from hdb( only SC family), u are allow to do refinance[ refinance does not mean that u can take out cash money from the hse , for hdb flat , it only allow to do re-finance with the bank, but at this point of time, bank interest rate @ 4% and hdb interest rate 2.6% i don't see any good reason to re-finance] , but u are no allow to convert back to hdb loan once u re-finance with the bank.
no need to be worry , u still have a lot of time.(lof take around 3-5 working day, if u produce all the paperwork, i think with 2 day u will be able to get your lof[letter of offer]) so far the db/posb have come out a good package , the bank tab the interest rate with the cpf , so i still prefer them.http://www.zaobao.com/cj/cj061118_526.html

Since we are already living in the flat (in case you have forgotton, we are intending to buy a 3-room flat from JTC which we have been renting from it since July), I suppose JTC or HDB won't ask us to move out totally in order to complete the transaction, will they?</p>

u still have a Tenancy Agreement with JTC, it will have an expiry date, by right they will chase out the tenant to prepare the sale , since u already stay inside u can high light this matter with them. and inform that u don't mind to pay the rental until completion.
