我觉得有些疑问,因为这个地段不靠近任何MRT站,挨着工业区,周围也不繁华。看HDB上的交易记录,大多在250K左右,只有一个记录,刚好和这套屋子同楼同层,是264K。当然装修不同,价格也不同。我看的这房子装修算好的,但也不是什么顶级装修。所以怀疑卖方中介是否在故意抬价。+18K就是总价268K,似乎太过了。
想请问Michael,按现在的行情,那个地段,对于装修好的房子(80%-90%满意度),报价上加多少是合理的呢?
real estate got no price-tag , willing buyer and willing seller , we can not say this hse only worth X$ and want the seller to sell to u at X$ , the seller may think it worth Y$, is up to u whether to buy at Y$ or neg a bit or wait until the price drop to a level that u can accept it.
normally , is the seller want to sell the price, if u feel that is over-price . just give it a pass. but get yr agent to monitor this unit for u (if u still like this unit) until the the price is in yr favour. meanwhile still see around , maybe u can get one unit much better that this.
