我这么说是因为以前我的好朋友跟房屋经纪打过官司,那个房屋经纪的服务态度极其恶劣,而且处理事情漏洞百出,我的朋友就打算少还中介费,结果他就是抓住OTP上他的签名和委托他的同事参加了first appointment这两点赢了官司,我朋友本来3千多的中介费,结果连庭费律师费什么的还了2万多,要不然就要破产。总算知道为什么房屋中介有的时候那么嚣张了。现在这个经纪没有参加first appointment,当然不还他中介费。
otp agent's signature and attend first appointment is only a consider factor , and is not a really big issue.
under agency's law, as long as the buyer buy/view/neg. thru the agent and the deal pull thru. the agent minimum entitlement is 0.75%.
for pte property , the job is even lesses, take the option, pass to buyer , make sure the buyer ex the option, the job is completed ( the rest is follow up by the lawyer) so what serices is require here?
he can bring u to view many house, so another appointment at hdb , why cannot attend? must be if he come , both parties will quarrel or face black black , so the agent get the group leader to attend on behalf.
as agent point of view , i will try to services my client as good as possible , cause i want their referral/repeat business. so a lot of cases ,i believe is mis-communication and mis-understanding until a stage that both parties are unable to talk.
