【房产投资】ZT私宅市场保持淡静 上月只卖出328单位 不过URA还没有同步显示所卖出单位的销售价

<p>那晚的电视新闻是访谈几个房地产业内人士吧,你错过了我也不知道哪里可以再看到重播了。。。。</p><p>跟买HDB组屋完全不一样:私宅估价通常是你的买房贷款银行会先找三个独立估价公司来做个大概评估,三个估价数据出来肯定有高估或低估,就看银行愿意要拿哪个数据用了。。。。</p><p>然后当你确定要跟这间银行做贷款时,银行会派人实地拍照(有屋拍屋,没有屋子就拍发展商的样板房)给估价师看,最后出一份书面估价报告给你保留。一般估价报告也就三个月的有效期吧。如果你跟该银行做贷款就可以拿一份免费估价报告,否则是要自己花钱买估价报告的。。。。。</p>[em01][em02][em09][em07][em10]

<p><font size="2">回悠长假期:&nbsp;&nbsp; </font></p><p><font size="2">GARDEN VISTA这个99年楼盘是远东发展商到现在还有样板房在卖剩楼的,好的单位都已经卖完了。不过价格还叫到1500$/sqf呢。。。。早先还叫过六七百一方尺还没有人要的,真的令人大跌眼镜。。。。前几个星期我还刚刚去逛过。里面环境还不错,比以前想象中要好很多。在它的前面远东还要再建一间10层楼的永久小项目Jardin,开价是1800~2300$/SQF。还只卖三楼以下单位,4楼到9楼发展商还压住不想卖呢。。。。呵呵!这二个新楼盘都离美世界很近,但是乌鸦嘴总是不肯迟迟放URA数据上来。。。。</font></p><p><font size="2">那个GARDEN VISTA公寓在的URA网站上公布近12月内的买家所发转售价数据如下。好像并没有显示出你之前所提到的半价销售数据595$/sqf哦?!</font></p><p><font size="2">现在不知道该说是你搞错还是URA搞错了。。。。。我只能够说你肯定也是没有看错,URA也应该是曾经放过这个半价数据的。只是有某方律师不知道为什么原因上去把这个数据给撤下来了吧(不太可能是半价买到楼的买家签了认购书或买卖合同又再反悔吧,这个低于半价的数据应该更象是贷款银行律师放上去的吧)。。。。当然我也是主观猜测这个楼盘当时主要还是发展商在卖的,报章广告登有二手转售叫价比发展商低的也是常有的事。。。。</font></p><p><font size="2">但是,是谁在卖并不重要吧。。。。不管是发展商还个人自己转卖,买家如要做银行贷款的多数都会有自己律师去先去新加坡土地局申办“禁止转让令”而后再转来URA做Caveats Lodged 的法律宣示手续的。至于银行律师是否要上来宣示银行的所属权益份额(占80%或以下的转售价的贷款金额)是不一定的。因为本地银行可能觉得地契抵押在自己手里就足够了,客户如果没有还清银行贷款是根本拿不到地契去转卖屋子的啊。。。。如果银行还包付买家律师费的肯定愿意把这个法律宣示费用给省了。。。所以大家在URA看到的低过正常转售价80%以下甚至半价的的转售价数据通常并不和正常转售价一样多就是这个原因吧。。。。</font></p><p><font size="2">如果其他还有更说得通的原因,也请楼上的不吝赐教啊。。。。我是什么都不懂但是愿意一路走一路学的。。。。。也愿意和大家分享探讨彼此的经验教训的。。。。</font></p><font size="2">[em01][em01][em02][em02][em07][em07][em09][em09]</font>
