【贷款】最新房贷配套参考

刚好手头有这个,发上来大家参考一下。这些 packages 是提供给做 re-finance 的。

UOB 的浮动利率是跟 3month SOR,其它银行是跟 3 month SIBOR,SOR (Singapore Dollar Swap Offered Rates) 和 SIBOR (Singapore Interbank Offered Rate) 在过去一年半的走势图可以参考这里:

SOR vs SIBOR



1. UOB / Float Rate No lockin Package
1st yr: 2.99% float (MR - 1.51%)  
2nd yr: 2.99% float (MR – 1.51%)  
Thereafter: 3.75% float (MR – 0.75%)   

Mortgage Rate_010508C = 4.50%  
Partial Redemption Penalty: Nil
Full Redemption Penalty: Nil

2. UOB / 1Yr Fixed Rate 2Yr lockin Package
1st yr: 2.99% fixed  
2nd yr: 2.99%  (MR - 1.51%)   
Thereafter: 3.75% float (MR – 0.75%)   

Mortgage Rate_010608C = 4.50%  
Partial Redemption Penalty: 1.50% on amount prepaid within 2 yrs from conversion date
Full Redemption Penalty: 1.50% on amount redeemed within 2 yrs from conversion date

3. UOB / 4Yr Fixed 4 yr Lockin Package
1st yr: 2.28% fixed  
2nd yr: 2.88% fixed   
3rd yr: 3.38% fixed
4th yr: 3.88% fixed
Thereafter: 3.75% float (MR – 0.75%)   

Mortgage Rate_010608C = 4.50%  
Partial Redemption Penalty: 1.50% on amount prepaid within 4 yrs from conversion date
Full Redemption Penalty: 1.50% on amount redeemed within 4 yrs from conversion date

4. UOB / Exceptional Floating 1Yr Lock-In
Yr 1: 1.98% (MR – 2.52%)
Yr 2: 2.88% (MR – 1.62%)
Yr 3: 3.28% (MR – 1.22%)
Thereafter: 3.75% (MR – 0.75%)

Mortgage Rate_010508C (“MR”):4.50%
Partial Redemption Penalty: nil, If loan outstanding fall below $200,000 after partial prepayment within 1 year from date of conversion, a penalty of 1.50% on prepaid amount will be imposed.
Full Redemption Penalty: 1.50% on amount redeemed within 1 yr from conversion date

5. UOB / Exceptional Floating 2Yr Lock-In
Yr 1: 1.88% (MR – 2.62%)

6. UOB / SOR Package, pegged to 3M Swap Offer Rate, 1 year Lock-in

Partial Prepayment Penalty: 1.50% on amount prepaid within 1 year from conversion subject to 1 month's written notice.

7. UOB / SOR Package, pegged to 3M Swap Offer Rate, 2 years Lock-in
Yr 1: 3M SOR + 1.25% (3m SOR @ 0.59*)
Yr 2: 3M SOR + 1.35%
Thereafter: 3M SOR  + 1.75%

(2) one time free conversion after 3 years from first disbursement or expiry of penalty period, whichever is later

(6) Applicable to gear up and refinancing of existing term loan. Total loan must capped within 80% LTV. Add loading of 0.25% to the 1st year interest rate for the term loan portion.
(7) Investment Property - add loading of 0.25% to 1st 3 years interest rate. Restricted to client with only 1 investment property and 1 owner occupied property.

Legal Subsidy (%) :         0.5
Min Loan Max Subsidy :         Min loan $200K and up to $2.5K subsidy.

(1) cancellation fee at 1.5% on amt cancelled/undisbursed.
(2) Interest rate is:
Year 1 at 3mth SIBOR + 1.3%

The SIBOR rate is pubished in Business Times.
(3) Interest rate is determined on first business day of the month.

12. STD Chartered / 3M/12MSIBOR_NoPenalty_Comp_100K

Partial Repayment Penalty :         No penalty.
For 12mth SIBOR, Allow only on Repricing Dates or else 0.5% on amount prepaid.
Legal Subsidy (%) :         0.5
Min Loan Max Subsidy :         Min loan $100K and up to $2K subsidy.

Year 1 to 3 at SIBOR + 1.25%.

Full Redemption Penalty :         Refund of legal subsidy/valuation within 3 years. Full repayment of loan must fall on rollover date otherwise breakage fee of 0.5% of o/s loan is payable.
Partial Repayment Penalty :         No penalty if prepay on rollover date. Otherwise, breakage fee of 0.5% of amt prepaid. Proportionate refund of legal subsidy if partial repayment made within 3 years.
Legal Subsidy (%) :         0.4
Min Loan Max Subsidy :         Min loan $150K and up to $2500.
Others:-
(1) Interest rate is:-
Year 1 at SIBOR + 1.25%;
Thereafter at SIBOR + 1.25%.
Option to choose 1mth / 3mth / 6mth / 12mth SIBOR. During loan tenor, option to switch from 1mth to 3mth/6mth/12mth provided it falls on rollover dates.
Above interest rate is assuming 3mth SIBOR at 0.7% in Year 1; 3mth SIBOR at 1% in Year 2 and thereafter at 3mth SIBOR at 1.5%
(2) Interest offset account based on 70% of housing loan rate.
(3) cancellation fee 1%.

14. OCBC / 3M SOR_NoPenalty_$200K Comp/BUC

Partial Repayment Penalty :         Nil provided partial prepayment falls on rollover date, otherwise a partial prepayment fee of 1.5% will be imposed on the amt prepaid.
Legal Subsidy (%) :         0.4
Min Loan Max Subsidy :         Min $200k loan; up to $2k subsidy.
Others:-
(1) Cancellation fee 1.5%.
(2) Interest rate is based on 3Mth SOR + 1.25% throughout loan period.
The above is based on 3mth SOR at 0.7% in Year 1; 1% in Year 2 and thereafter at 1.5%.
(3) For BUC, one time free conversion 3mths from TOP, conversion to fall on rollover date.

我拿的是ocbc的,可是配套跟你说的不是一样的
头三年 morgage rate 4.5 -2.82
2.82 是fix的.morgage rate 浮动,但具体怎么浮动那个banker讲不清楚。我们在网上也查不到相关信息。
三年以后就是 morgage rate -0.75
没有lock in.
但是两年以内如果提前还款导致贷款额少过10万,就会有一个penalty.

有高人懂得什么是morgage rate,以及他的走势的,欢迎截获。

新加坡市场有近200种配套,每家银行都有10多种,全部列出来是不可能的也没必要,譬如说那些跟 mortgage rate 有关的配套。

SOR 或者 SOBIR 每天都在报纸上更新,利息多少完全是透明的。如果跟 MR,虽然 MR 也更新,但据我所知,你的配套所采用的 MR 完全由银行决定,而不是由最新的 MR 决定。银行也不公开如何选择这些利率,当银行认为有必要调整的时候便会调整。

因为 MR 很不透明,所以最近2年才推出了直接跟 SOR/SOBIR 的配套。
